Our Process

Today’s market requires a kind of dynamic property management that is sustainable in practice and never overlooks safety and security. With this in mind, we designed a unique process to manage your home effectively and provide you with complete visibility into your bookings.

1. Initial Consultation

First, we will connect on a call to review your property information, discuss management fees, answer any questions, and determine if our services fit your needs.

2. Client Onboarding

Next, we will execute the Property Management Agreement to clearly identify each parties’ roles and responsibilities.

3. Property Set-Up & Marketing

This phase has a one-time fee of $500 and includes:​

  • A property walkthrough at your convenience where we’ll provide expert industry analysis and recommendations on how to get your property rent ready.

  • A professional photography session for the residence. (If we need to outsource to another photography company, the owner and Cotton Ground Property Group will discuss options.)

  • Creative property titles and descriptions using targeted keywords to attract qualified guests.

  • Setting up and promoting your property on our website, and across all booking channels and social media.

  • Onboarding you in to your owner’s portal where you’ll be able to monitor bookings, view monthly and yearly revenue reports, and have seamless communications with the host.
